VA Home Buyers in Northern Michigan

01 / Expertise

Buy With an Agent Who Has Helped a VA Buyer Navigate the Process

Using VA financing can provide eligible buyers with an important path toward homeownership, but the real estate transaction still requires preparation, coordination, and a property that works with your financing.

I’m Erica Blair, REALTOR with Keller Williams Team Partners, and I help buyers navigate home purchases throughout Roscommon and surrounding Northern Michigan communities.

My experience includes helping a client successfully navigate a home purchase using VA financing. I focus on the real estate side of your transaction while your VA-approved lender provides authoritative guidance about eligibility, financing requirements, loan terms, and approval.

02 / Financing

Get Your Financing in Place Before the Search

If you intend to use a VA-backed loan, connecting with an experienced VA lender early can give you a clearer understanding of your purchasing position.

Your lender can address questions involving your Certificate of Eligibility, loan qualification, available financing, lender requirements, and estimated costs.

Once you understand your financing position, I can help you focus on homes that fit your property goals and purchasing plans.

I serve an approximately 50-mile radius around Roscommon, including Higgins Lake, Houghton Lake, Grayling, St. Helen, Prudenville, and surrounding Northern Michigan communities.

03 / Property Search

Find a Property That Works for Your Purchase

A home that appeals to you online still needs to make sense for your needs and transaction.

As we search, I help you consider location, property type, price, condition, timing, and the features most important to you. When you identify a property you want to pursue, I can help review available real estate information and prepare your offer.

VA financing may introduce lender and property requirements that differ from another buyer’s transaction. Your lender and other qualified professionals should determine whether specific financing requirements are satisfied. I coordinate the real estate side while keeping communication moving among the parties involved.

04 / The Transaction

Navigate the VA Appraisal and Transaction

After an accepted offer, your lender will guide the financing process, which may include a VA appraisal.

The appraisal is part of the lending process and should not be confused with a buyer’s independent home inspection. These serve different purposes.

Depending on your purchase agreement and circumstances, you may also have inspections, title work, insurance arrangements, financing deadlines, and other transaction milestones to complete.

I help you stay informed about the real estate deadlines and decisions requiring your attention while the lender handles loan-specific requirements.
