Luxury home selling is about more than placing a higher-priced property on the market. Distinctive homes often have characteristics that require more thoughtful positioning, from waterfront settings and acreage to architecture, privacy, custom features, and premium finishes.
I’m Erica Blair, REALTOR with Keller Williams Team Partners, and I help sellers navigate luxury and distinctive residential real estate throughout Roscommon and surrounding Northern Michigan communities.
My approach begins with the property itself. I take time to understand what makes your home different, what can be supported by reliable property information, and how those characteristics can be communicated to prospective buyers. The goal is not to manufacture exclusivity. It is to position your home professionally and accurately for the market.
Pricing a luxury home can require additional consideration because highly distinctive properties may have fewer directly comparable sales.
Location, condition, waterfront characteristics, acreage, architecture, improvements, interior features, privacy, and current market activity may all influence how buyers evaluate a property.
I review available market information and relevant comparable properties while considering the characteristics specific to your home. Rather than choosing a price because a property is labeled “luxury,” I help you consider a market position supported by available information.
If you are still deciding whether to sell, a professional home valuation is a useful place to begin.
Presentation should help buyers recognize a property’s strongest qualities.
For one home, that may mean emphasizing natural light and interior spaces. For another, it could involve waterfront views, architectural details, outdoor areas, acreage, or the relationship between the home and its surroundings.
Preparation does not automatically mean expensive renovations. I help you consider the property from a buyer’s perspective and identify practical presentation priorities. If repairs, construction, systems, or other technical issues require evaluation, qualified contractors, inspectors, or other specialists should provide professional guidance.
The objective is to present the home at its best while preserving the characteristics that make it distinctive.
High-end marketing should be compelling, but it should also be credible. Features involving waterfront frontage, access rights, acreage, boundaries, improvements, or other significant property characteristics should be represented using reliable information.
For waterfront homes in particular, marketing should not assume specific frontage measurements, ownership rights, docking rights, or private access unless appropriate documentation supports those statements. Accurate presentation protects the integrity of the listing while giving serious buyers useful information for evaluating the property. My role is to develop real estate positioning around what your home genuinely offers rather than relying on generic luxury language.
A strong offer is not always defined by the highest number. Luxury transactions may involve financing, appraisal considerations, contingencies, deposits, inspections, personal property requests, possession arrangements, closing dates, and other terms that influence the overall proposal.
When an offer arrives, I help you evaluate the real estate terms in the context of your priorities. If negotiation is appropriate, I represent your interests as we work through the buyer’s proposal and potential counteroffers. Once an agreement is reached, I remain involved through applicable inspections, financing and appraisal requirements, title work, contractual deadlines, and closing preparation.
I bring a combination of local roots, creative perspective, and experience across multiple property categories to my work.
My background includes a Bachelor of Fine Arts Degree in Sculpture from Northern Michigan University, which contributes to my appreciation for physical space, design, form, and the characteristics that make properties visually distinctive. My real estate experience spans residential homes, waterfront properties, land and acreage, mobile homes, and commercial transactions.
I serve approximately 50 miles around Roscommon, including Higgins Lake, Houghton Lake, Grayling, St. Helen, Prudenville, and surrounding Northern Michigan communities. As a solo REALTOR, you work directly with me as we prepare, position, market, negotiate, and move your property toward closing.
There is no single definition that applies to every property. Price, location, architecture, waterfront setting, acreage, privacy, finishes, improvements, and other distinctive characteristics may contribute to how a home is positioned.
I consider available market data, relevant comparable properties, current conditions, and the documented characteristics of your individual home.
Not automatically. The appropriate preparation depends on your home’s condition, characteristics, and circumstances. Major improvements should be evaluated carefully rather than assumed necessary.
Yes. I work with waterfront and lake-area real estate within my Northern Michigan service area. Waterfront characteristics should be accurately documented and represented.

A distinctive Northern Michigan home deserves a selling strategy built around the property—not a generic definition of luxury. If you are considering selling a luxury, waterfront, acreage, or other higher-end residence, I can help you evaluate its market position and develop an approach based on your property and selling goals.
