Preparing for market does not necessarily mean completing a major renovation.
The goal is to help buyers understand the property and see it at its best while making preparation decisions that are reasonable for your circumstances. Depending on the home, preparation might involve addressing visible maintenance concerns, improving cleanliness and organization, reducing distractions, or considering how rooms will appear in listing photography and during showings.
Not every improvement produces the same value, and sellers should be cautious about spending heavily simply because they assume an upgrade is required.
I can help you look at the property from a real estate marketing perspective and discuss which areas may deserve attention before listing.
Effective real estate marketing should reflect the property being sold. A primary residence in Roscommon should not necessarily be positioned the same way as a lakefront home near Higgins Lake. A property with significant acreage may appeal to buyers for different reasons than a conventional neighborhood home.

At the same time, every seller has individual goals and circumstances. I can provide market information and discuss pricing considerations with you so that your list price is based on a thoughtful strategy rather than an unsupported estimate.
Market response after listing can provide additional information. If circumstances change, we can discuss whether the strategy should change with them.
An offer is more than the purchase price printed on the first page. Depending on the transaction, financing, proposed closing timing, contingencies, included items, and other terms may affect how an offer fits your plans.
I help you review the real estate terms and understand the options available to you. You may choose to accept an offer, reject it, or respond with different terms. The appropriate decision depends on the offer, your goals, and the circumstances surrounding the sale.

Accepting an offer does not end the transaction. The purchase agreement may establish deadlines and contingencies that need to be addressed before closing.
Depending on the sale, this can include inspections, appraisal and financing activity, title work, document preparation, and other transaction-specific requirements. Issues can arise during this period, and communication becomes especially important.
I stay involved on the real estate side, help monitor applicable milestones, and work with the parties involved as the transaction progresses. The goal is to keep you informed about what is happening and what decisions may require your attention before ownership transfers.
Northern Michigan sellers do not all own conventional houses. I work with clients selling residential real estate, mobile homes, vacant lots, acreage, recreational and hunting land, waterfront properties, and commercial real estate.
